DESCRIPTION
This project is located in Inca, at the heart of Mallorca (Balearic Islands, Spain). Consists of 54 social protection homes and parking on an Administration-owned rectangular-shaped plot of 3,266 m2 area.
The proposal resolves two fundamental aspects: the correct insertion of the building into the urban and physical environment and a solution that is a synthesis of the functional aspects of the program.
The building is organized along a north-south axis that gives rise to the location of two independent volumes, generating a public space between them. The housing modules are organised around a central wet core that defines day and night areas, according to the site characteristics and its uses. Its structure is a reticular system of concrete slabs with large spans 35 cm thick and metal pillars that save construction time and give flexibility of reconversion on future needs. The homes have cross ventilation and outdoor spaces: a private garden on the ground floor, terraces and patios on the successive floors, which will allow the excess of summer heat to be regulated through passive strategies. The finishing and materials are strictly related to circularity, prioritising the vernacular ones and working with local industry or craftsmen.
Related to climate emergency: NeZB efficiency (0.64 Kw.h/m2×Year), water cycle (max. 100l p/p), waste reduction by 20% on theoretical production, 50% CO2 emissions reduction from materials (compared to similar buildings characteristics). The façade is resolved by a double ceramic sheet with recycled cotton insulation and externally, with exterior insulation using projected cork and lime coarse developed by local companies, the solar protections are made of larch wood (FSC) manufactured by local artisans. The ACS is produced thanks to a NUOS Aerothermal system with very low consumption and high performance. Fortuny-Alventosa Morell Arquitectes” is an architecture studio by Joan Fortuny, Marc Alventosa and Xavier Morell. They have been collaborating since 2020, focused on public housing projects and they specialise in efficient NZEB constructions, based on bioclimatic studies and thermic analysis to achieve Passivhaus standards and energetic effort superior to 70% than conventional constructions. They have experience in many types of architecture (residential, schooling, healthcare, hospitality, rehabilitation of listed buildings) and the management of budgets for optimal economic efficiency of the work.
Noteworthy achievements include giving lectures and serving as a jury member at various architecture awards between 2016 and 2020, writing architectural articles for the magazine "Madera y Construcción" in 2018 and they have garnered numerous awards and publications for their works. Since 2022, Joan has taught sustainable construction classes at the UIB (University of Balearic Islands).
