DESCRIPTION


The project is located in the South Fifth Ring Road, Xihongmen Town, Daxing District, Beijing, China, which is 14KM away from the city center, with obvious location advantages and superior transportation conditions. The total land area of the project is about 82,500 square meters, which is a mixed-function plot for talent apartments and public buildings. The surrounding area of the base has initially formed the trend of central enterprises' gathering, various construction projects have been promoted in an orderly manner, and the basic facilities such as road transportation have gradually tended to be completed. The west side of the plot is a residential area which will be implemented soon, and it can provide all kinds of public service facilities for this project. Besides, the central enterprise project on the south side of the plot has been topped out, and the surrounding landscape is harmonized.
In this project, the layout is enclosed, with office buildings on the east and west sides and talent apartments in the center. The core concept of the project is to integrate the office and the talent apartments so that there is a certain degree of connectivity between them without interfering with each other. Therefore, the design utilizes the two neighborhood roads within the site to flexibly set up alleys to separate some of the offices from the apartments, and uses the alleys to form a setback from the neighboring sites. In addition, by setting up three garage entrances for offices and apartments to be used independently, different functions are not interfered with each other, and all the garage entrances and exits are set up on the neighborhood road to minimize the impact on the surrounding traffic environment, fully conforming to the surrounding roads and planning forms, and forming a positive urban interface with the surrounding buildings.
The project's architectural façade is dominated by the modern minimalist style, and the design concept of "Harmonic Core Language", which is a refinement of the culture and regional characteristics of POWERCHINA, features high-grade gray and champagne gold, creating a contemporary aesthetic façade with a strong sense of avant-garde. The artistic rhythm of the metal façade division creates a hard façade with a sense of modern art, making the building light and avant-garde. In addition, the crown of the tower adopts champagne-colored perforated panels and warm gray aluminum panels to add an exquisite and warm feeling, and is presented by using light steel keel combined with civil engineering beams and columns and curtain wall system installation. In addition, the large surface of the standard floor adopts imitation stone aluminum plate and champagne-colored aluminum curtain wall material to ensure flatness and realism while meeting the principle of safety and cost control, as well as the use of natural real stone and aluminum curtain wall at the front door to achieve the finesse and texture of the near-human scale.
In terms of sustainable development, the project is designed on the basis of the green building of the Talent Apartment, and complies with the green building evaluation standards and other relevant green construction rules. The interior and public areas of the Talent Apartment are designed and constructed with the integration of civil engineering and decoration engineering, and are delivered fully furnished, with the use of industrialized interior components, including non-masonry internal partition walls and integrated kitchens. In addition, the vertical design of the site is conducive to rainwater collection or discharge, effectively organizing rainwater infiltration, retention or reuse. With the addition of rainwater facilities such as concave green space, permeable paving, and rainwater cisterns, the quality of the project's water environment is improved. Concurrently with this project, the use of solar photovoltaic modules is adopted to reduce the use of consumables and energy.

No. 33 Xiaoyun Road Project is located at the junction of Xiaoyun Road and Dongfang East Road in Chaoyang District, Beijing, close to the Third Embassy Area, near the airport Expressway and Sanyuan Bridge in the East Third Ring Road, which is a prime location in the Yansha Business District. The project aims to build a benchmark 5A commercial office building in the hot areas of first-tier cities.
The project is located in the area of office buildings, rich business atmosphere, surrounded by high-end apartments, ordinary residences, and a variety of restaurants along the street, full of life, full of fireworks, is a rare complex block in Beijing.
The design scheme places two towers at each end of the L-shaped site, with the 86-meter-high Tower 1 adjacent to the busy Xiaoyun Road, filling the gap in the street interface while enhancing the image of the area with an iconic architectural appearance. The 100-meter-high Building 2 faces the relatively quiet Dongfang East Road, overlooking the embassy District and Yansha business District. The two buildings are connected by a sunken plaza in the middle, which is open to the public, both as a green landscape for viewing and as an outdoor overflow space for underground businesses.
Building 1 has made a double lobby design, among which the first floor entrance lobby is 9 meters high, the external wall is a hidden frame all glass curtain wall, the vision is open and transparent, the indoor and outdoor space is integrated; In addition, the sky lobby is set up in the top four floors, and the pointed arch three-dimensional steel structure is designed like a Gothic church. It supports the transparent curved glass curtain wall, breaking the visual feeling of horizontal and vertical interior space. While introducing sufficient natural light outside, it also increases the interest of the space, empowering the place and enabling people to feel the charm of the space.
Building 2 features a nearly cube-shaped podium with a two-storey lobby containing a conference hall and small and medium-sized shared meeting rooms. Restaurants and commercial facilities are also located on the first to third floors of the tower. The podium and the tower are connected by a high interior garden, and the two sides of the facade and the roof are enclosed by large-scale glass. The sloping natural light combines with the interior landscape, giving the office workers a moment of comfort and pleasure.
People can also easily reach the staff canteen and the shopping street on the ground floor through the escalator in the lobby on the ground floor, or go to and from the sunken square and street level through the large steps.
The design idea of seeking change in unity is the basic starting point of creating the project's own characteristics. This concept is also continued in the construction of space volume and detail treatment, bringing more vitality and fun to the project itself. In the facade design of the building, the unit glass curtain wall system is selected, and the unified partition module and rich facade details all show the simple modern style of the building and the implicit and restrained artistic connotation.

This project is located in Tongzhou Songzhuang Art District, which is a comprehensive landmark building with impressive power, and also a contemporary art center with world influence, as well as a platform for artists to show, trade, communicate and work. The project is positioned as a comprehensive landmark integrating world-class art museum, high-end boutique art hotel and internationally renowned art store.
"Architecture is the medium of communication between a person and the city", Songzhuang. Youbang Tianrun International Culture and Art Center is not only a one-way art exhibition hall, but also a multi-dimensional public place and a studio for artists to create. It has a functional space for exhibition and a trading platform for international communication. At the same time, this place is not only a window for non-artists to perceive Songzhuang, but also an element for people to build the impression of the city. The site is located in the heart of Ningbo city, Zhejiang Province, China, with a prime urban location and impressive landscape and cultural resources. To the south of the site is the 600-year-old Ganlu Temple. The project covers an area of 14,100㎡, with a total construction area of 80500㎡, including 56500㎡ above ground and 24,000㎡ underground.

Design

CONCEPT


The project is based on the concept of "three-dimensional garden" in the city, exploring and practicing a new way of green and organic living. The layout of the plan echoes the complex site conditions and the relationship between urban space in many aspects. Due to the complexity of its surroundings and the specificity of its historical context, the architectural design seeks to create a group of buildings that blend into the tone of the city. They are diverse in scale and type, and the new and the old undulate and blend, forming a spatial polyphony that echoes each other.
Considering the small-scale cultural mechanism, the scheme breaks up the commercial along the street to form a small-scale networked space, while forming a multi-level infiltration with the water system, temples and urban roads. (When considering the location of the tower building, the Xueshi Road on the east side was chosen and avoided the axis of the temple in order to respond to the temple architecture with a humble attitude)

01 Extreme view,three-dimensional garden
Through the design concept of " three-dimensional garden ", the project reshaped the spatial relationship between the block and the city, to build a comfortable human nature, green and healthy office and business places. On the one hand, the multi-dimensional retreat space integrates into the urban context logically and consistently, on the other hand, it provides the ultimate landscape vision and resting place for the office and dining space.
02 Exquisite and interesting featured commercial space
The single-family commercial and office podium adopts exquisite block combination mode to form multi-level retreat space. Its spatial layout and the city road, water system and Ganlu Temple form a multi-dimensional penetration, and in the low area surrounded by the inner courtyard as the city's public living room, to create a delicate and interesting characteristic commercial space.
03 Flexible combination mode
Adopted the developable layout concept, the detached commercial buildings along the street and riverside are connected by the corridors on the second floor formed a separable and flexible layout.
04 Innovative headquarters with rich functions
Building an innovative headquarters with rich functions is the focus of the project, so the program implants a variety of functions such as open commercial block, large exhibition space, multi-functional hall, conference center, fitness center and characteristic ecological office.

The project consist in the design for a new production base which is going to have among other functions: offices, staff residences and factories buildings. Schemes design process consist in define clearly the areas of production and the ones for support and management. The whole project stand on a podium that has several shared spaces for the workers and allows the direct connection between the buildings thanks to bridges and ramps.
The facades are designed with metallic profiles that give a shading effect using different distances between them and defining so the production volumes.

The facades without the metallic profiles use the concept of the “light box” and they are made with U-Glass; in these case they correspond to the offices and managing areas.
Under every “light cube” the architects subtracted a volume from the podium to make entrances.
The total area of the project is around 60,000sqm. The new development is going to be a new landmark for the city of Guangdong and a icon for the company brand.
